According to EYA’s sales team, Tysons Ridge is designed to feel like a residential oasis, with trees, walking paths, and open spaces for communal activities and meditation.
Tysons Ridge’s layout shapes the contours of the homes and reflects what the developer wants residents to find in the nightlife, shopping and other activities near Tysons, said David Ortiz, the developer’s sales manager.
“They want to dine out. They want to have a lifestyle. Some of them may travel,” Ortiz said of Tysons Ridge’s target buyers, “but at the same time, they love the fact that they feel relieved when they close the door to our house, and when they walk along the sidewalks and paths or sit in the park or Zen garden. They’re in the heart of here, but they’re also away from it all and have a quiet neighborhood moment.”
The approach appears to have worked: All but two of the townhomes are under construction, slated for completion in the summer of 2025, and all but nine have already been sold.
The development features four floor plans of various sizes named after trendy, walkable American cities: Brookline (Massachusetts), Carmel (California), Evanston (Illinois) and Durham (North Carolina).
Four floor plans feature loft levels with rooftop terraces and two-car garages, and some have optional elevators across four floors and an optional multi-generational suite at the entry level.
According to an EYA sales manager, the multi-generational suite option is in response to feedback from buyers at other developments who said they needed separate spaces for grown children and parents.
The Brookline is 1,690 square feet and features three bedrooms, three bathrooms and a powder room. A two-car garage is located on the lower level, and stairs lead up to an open-plan living, dining and kitchen space. The kitchen has a breakfast bar island with sink and optional access to a 5-by-14-foot deck.
The third floor features a master bedroom suite with two walk-in closets and an en-suite bathroom with two vanities. The second bedroom on this floor also has an en-suite bathroom. The fourth floor features a bedroom with storage space that can be upgraded to another bathroom. This floor also has a loft that leads to an 11.5 x 15 foot deck that overlooks the front yard.
Prices started at $999,710 and they have all sold out.
At 2,350 square feet, the Carmel offers up to five bedrooms and 4.5 bathrooms. The garage level features a spacious study space with optional French doors and a full-length closet. The main level has a similar configuration to the Brookline, but with a larger layout and optional deck that’s 18 feet instead of 14 feet. The Carmel’s third floor has three bedrooms instead of two, with a fourth standard bedroom on the loft level.
Pricing starts at $1,294,800 and only one Carmel will be available.
The Evanston has 2,840 square feet and is 23 feet wide, while the Brookline is 15 feet wide. One of the larger configurations among Tysons Ridge homes, the Evanston offers an optional den or multigenerational suite in the garage and entry level, plus space for a full-fledged elevator or storage closets on every floor.
In addition to the features found in the other floor plans, the Evanston has a large living room at the rear of the main floor with the option to add a gas fireplace and adjacent deck. The third floor has a second walk-in closet that is accessed from the master bedroom suite, with the option to extend the rear of the suite.
There are three Evanstons available, with prices starting at $1,474,900.
This development features only two Durham townhouses, the largest model at Tysons Ridge. At 3,140 square feet, the Durham has all the features that are optional on the other floor plans and then some. The garage level has a mudroom and additional storage space in addition to the garage and suite/den space. The main level has a pantry in the kitchen and a large family room at the rear. The third floor has four walk-in closets and a laundry room, as well as a fifth walk-in adjacent to the loft-level bedroom.
Prices for the Durham start at $1,590,777, and there is still one available.
The townhomes come with energy-efficient features such as argon gas filled windows that increase insulation and reduce heating costs, tankless water heaters, LED lighting and Energy Star certified appliances.
Kitchen countertops and bathroom floors are quartz and main floor floors have a scratch resistant vinyl finish. All appliances are standard in the unit except for an optional washer and dryer. Bathroom fixtures are by Kohler and the kitchen is outfitted with Samsung and Bosch appliances.
Community Amenities and Recreation
Tysons Ridge, in Fairfax County with a mailing address in Falls Church, occupies 6.7 acres, including 2.6 acres of open space. Nearly an acre is designated for what the developer calls a community park and gathering area. The gathering space will include a fitness area, short walking trails, a meditation maze, a playground and fire pits with landscaped seating areas, the developer said.
Tysons Ridge is within a five minute drive of shopping and entertainment at Tysons Corner Center Mall, Tysons Galleria Mall and Capital One Center. Idylwood Plaza, with Whole Foods Market and Trader Joe’s, is a half mile away. Small county parks on either side of the community provide ideal green space for dog walking and recreation.
The Mosaic District, an open-air urban shopping mall with activities and performances in a central green space, is 5 miles away. Washington, DC is a 12-mile commute via Interstate 66.
